Property renovations in Cardiff & Newport

Tired houses brought back into use, room by room or all at once, with the hidden work done as carefully as the parts you will see.

A better house, not a different one

Tired houses brought back into use, room by room or all at once.

Renovation covers everything from reworking a ground floor to taking a whole property back to brick and starting again. We deal with the unglamorous parts — rewiring, replumbing, damp, floors and roofs — as well as the kitchens, bathrooms and decoration that people notice.

Because we manage the trades ourselves, the sequence works: first fix before plaster, plaster before units, and a finish schedule agreed in advance. The result is a house that is better to live in and worth more than it was.

The renovations we take on

Some houses need one room putting right; others need everything. We are as comfortable with either, and we will tell you where the money is best spent.

  • Rear of a house after renovation, re-rendered and painted with a tiled-roof extension

    Whole-house renovation

Stripped back, put right and finished: structure, services, plaster and decoration, inside and out, to one programme.

    Kitchens

The room most renovations are built around. Layout, services and lighting are settled first, so the units arrive to a room that is ready for them.

  • Bathroom finished in stone-effect tiles with a bath and shower screen

    Bathrooms

Wet rooms, family bathrooms and en-suites, tiled and plumbed by trades who do it every week — with the waterproofing done before the tiles go on.

  • Open-plan lounge with corner glazing looking out onto the garden

    Structural alterations

Walls removed, openings widened and rooms joined up. The steelwork is calculated and inspected, so open-plan stays where it was put.

Step by step

How a renovation runs

Old houses keep secrets, so the first stage is finding them — before the price is agreed, not after.

  1. Survey and quote

We go through the house room by room, look at the wiring, the plumbing and anything that worries you, then give you a free, no-obligation quote.

  2. Scope and schedule

What is being done, in what order and to what finish, written down and agreed. Kitchens, tiles and other long lead-time items are ordered at this point.

  3. Strip-out and structure

Out comes what is going; in go any steels, new openings and repairs to floors, walls and roof. This is when the house looks its worst.

  4. Services and plaster

Rewiring, replumbing and heating at first fix, then insulation and plaster. Once this stage is done, the house starts to look like the drawings.

  5. Fit-out and finish

Kitchens, bathrooms, flooring, joinery and decoration, followed by a walk round together and anything outstanding put right.

FAQs

Property renovations: your questions

Anything else you want to know, call 029 2264 2498 and ask — we would rather have the conversation than have you guess.

Either. We take on single kitchens and bathrooms as readily as whole properties. If you are planning to do the house in stages, tell us at the start — some work, such as rewiring, is far cheaper to do once than room by room.

For a single room, usually yes. For a whole-house renovation it is often quicker, cheaper and a great deal more comfortable to move out while the services are replaced. We will tell you honestly which applies before you commit.

We tell you straight away, show you what we have found and price the options before doing anything about it. The survey at the start is there to keep these surprises to a minimum, but with older houses they cannot always be ruled out.

Some parts do — structural alterations, rewiring, new heating and changes to drainage among them. We know which apply to your project, arrange the inspections and hand over the certificates when the work is complete.

Both work. We can supply and fit, or fit what you have chosen from your own supplier. Either way we need the layout settled early, because the plumbing and electrics are set out to suit it.

Room by room and trade by trade, from what we find at the survey and the finish you want. You get a competitively priced, no-obligation quote before any work is agreed.
