Builders & house extensions in Dinas Powys
House extensions, loft conversions, renovations and outdoor work for Dinas Powys homes, from a building firm in the next village.
The builder in the next village
We are based in Llandough, the next village along the Cardiff Road, so Dinas Powys is local to us in the plainest sense. We take on building work of every size here, and house extensions are what we specialise in.
The village grew in stages, and the house you live in decides what you can do with it. A cottage near the Twyn, a 1930s semi and a bungalow on the Murch are three different projects. We look at the house and the plot, tell you what will work, and give you a free, no-obligation quote.

Extending a house in Dinas Powys
Four kinds of house, and the extension that suits each.
The old village
Cottages and Victorian houses around the Twyn and along the older lanes, many of them in the conservation area. Extensions here are modest, at the rear, and built in stone, render and slate to match.
Inter-war houses
Semis and detached houses on generous plots. They take a full-width kitchen extension well, and a two-storey side extension where the gap to the boundary allows it.
The Murch and Southra Park
Post-war estates with a good many bungalows. A rear extension gains a living room; converting the roof gains bedrooms; many owners do both at once and turn a bungalow into a house.
Sloping plots
The village climbs from the valley floor. On the higher roads the garden falls away from the house or climbs behind it, and the extension is designed with the levels, steps and retaining walls included.

Local knowledge
Planning and the ground in Dinas Powys
Planning applications go to the Vale of Glamorgan Council. The old centre of the village is a conservation area, where external changes are more closely controlled. Elsewhere, Wales’s permitted development rules allow many single-storey rear extensions without an application.
Water is the other thing to check. Parts of the village near the Cadoxton River and the East Brook are at risk of flooding, and an extension there has to be designed with floor levels and drainage that take account of it. We look at the flood maps for the address before the design starts.

FAQs
Builders in Dinas Powys: your questions
Anything else you want to know, call 029 2264 2498 and ask — we would rather have the conversation than have you guess.
Yes. Our base is in Llandough, the neighbouring village: 64 Penlan Road, Llandough, CF64 2LU.
Many single-storey rear extensions do not, under the permitted development rules. Houses in the conservation area, two-storey extensions near a boundary and raised terraces usually do. We check before you pay for drawings, and prepare the application to the Vale of Glamorgan Council where one is needed.
Yes, and it is often the most economical way to do it, because the scaffolding, the roof work and the disruption happen once. We plan the stairs and the new structure together, so the ground floor works with the rooms above.
Usually, with the right design. Where a property is in a flood zone, the application needs an assessment of the risk and the extension is built with suitable floor levels and resilient materials. We find out at the start, so it is designed in.
