Builders & house extensions in Sully

House extensions, bungalow conversions, renovations and garden work for homes in Sully, built to stand up to the coast.

Building for a house by the sea

Sully is a short drive along the coast from our base in Llandough. Its houses are mostly bungalows and family homes from the middle of the last century, on plots generous enough to extend, and many of them look straight out over the Bristol Channel.

That view comes with wind, salt and driving rain, and building work here has to allow for all three. We take on extensions, conversions and renovations in the village, choose materials that last on the coast, and give you a free, no-obligation quote before any work is agreed.

Extending a house in Sully

What we are asked for most, and what the setting adds to each.

  • Bungalows

Sully has a great many of them. A rear extension makes an open kitchen and living room facing the garden; a roof conversion with dormers adds bedrooms above.

  • Family houses

Detached and semi-detached houses from the 1950s to the 1970s, with garages and wide plots. Side extensions, rooms over the garage and full-width rear extensions all fit.

  • Sea-facing rooms

Large glazing is the point of a house with this outlook. It needs frames, seals and fixings rated for an exposed coastal site, and glass specified for the wind load.

  • Materials for the coast

Salt air finds weak points quickly. We use render systems, stainless fixings and powder-coated or marine-grade metalwork that will not stain and rust within a few winters.

Local knowledge

Planning and building control in Sully

Sully is in the Vale of Glamorgan, and planning applications go to the Vale of Glamorgan Council. Most single-storey rear extensions fall within Wales’s permitted development rules. Dormers that face the road, balconies and raised terraces normally need an application, and neighbours’ privacy is looked at carefully where a new upper floor overlooks a bungalow next door.

Building regulations approval is needed for every extension and conversion. On an exposed site the structural design allows for higher wind loads, and close to the shore the council may ask how the proposal deals with coastal flooding. We check both for the address before the design is fixed.

FAQs

Builders in Sully: your questions

Anything else you want to know, call 029 2264 2498 and ask — we would rather have the conversation than have you guess.

Yes. We are based in Llandough, a short drive away, and cover Sully along with Swanbridge, Lavernock and Cosmeston.

Often, yes. Converting the roof with dormers is the usual route; raising the walls for a full first floor is a larger job that always needs planning permission. We look at the roof, the foundations and the neighbouring houses and tell you which is realistic.

It changes the specification. Fixings, metalwork, render and glazing are chosen for a coastal exposure, and details such as flashings and seals matter more. The extra cost is small compared with replacing materials that have failed after a few years.

A dormer on the rear roof slope is often permitted development. One facing the road, or any that includes a balcony, normally needs an application to the Vale of Glamorgan Council. We confirm the position before any drawings are commissioned.
