Extending a Cardiff house
The city’s houses fall into a few clear types, and each has an extension that suits it.
Victorian & Edwardian terraces
In Roath, Canton, Cathays, Splott and Grangetown the usual answer is a side-return or full-width rear extension, replacing the old back addition with one open kitchen. Access is often through the house or along a rear lane, which we plan for from the start.
Inter-war semis
Rhiwbina, Whitchurch, Heath and Llanishen are full of 1930s semis with a garage or driveway at the side. That space takes a side or wrap-around extension, and often a second storey above it.
Detached homes
On the larger plots of Lisvane, Cyncoed and Radyr there is usually room to go out and up, so the limits are set by the planners and the neighbours rather than by the boundary.
Newer estates
Houses in Pontprennau, St Mellons and the newer developments tend to have smaller gardens and, sometimes, planning conditions that restrict extensions. We check before any drawings are paid for.

Planning and building control in Cardiff
Planning applications in the city go to Cardiff Council. Many single-storey rear extensions do not need one: Wales has its own permitted development rules, which as a rule allow a single-storey extension up to four metres beyond the original rear wall. Those rights are reduced in conservation areas such as Cathedral Road, Llandaff and Roath Park, and removed altogether where an Article 4 direction applies.
On a terrace the Party Wall Act usually comes into it too, because the new wall sits on or beside the boundary. We deal with the neighbours’ notices alongside the drawings, and book the building control inspections as the work reaches each stage.
