Property renovations & refurbishments in Caerphilly

Whole-house renovations and room-by-room refurbishments for Caerphilly homes and rental properties, from stone terraces to estate houses.

Renovation or refurbishment? We do both

The two words are used for the same thing, but the work is different. A refurbishment renews what you can see: kitchens, bathrooms, floors, plaster and decoration. A renovation goes further, into the structure and the wiring, plumbing and heating behind the walls.

Most houses need some of each, and you should not have to decide which before you call. We look at the property, tell you what it needs and what it does not, and give you a free, no-obligation quote. Whichever it turns out to be, one team does all of it.

What Caerphilly houses usually need

The age of the house tells us most of what we will find.

  • Stone terraces

Thick stone walls, a bathroom in a lean-to at the back, and often damp where modern cement has been used on walls built with lime. These need renovation: breathable repairs, new services and a better layout.

  • Post-war houses

Solidly planned but thinly insulated, with original wiring in some. A few estates include houses of non-traditional construction, which we identify at the survey because it changes what can be altered.

  • Estate houses from the 1970s on

Structurally sound and ready for a refurbishment: a new kitchen and bathrooms, the wall between kitchen and dining room removed, and floors and decoration throughout.

  • Rental properties

Houses and flats refurbished between tenancies, with hard-wearing finishes and a schedule set around the dates the property is empty.

Local knowledge

The rules a Caerphilly renovation meets

Very little of this work needs planning permission from Caerphilly County Borough Council. Building regulations are another matter: structural alterations, rewiring, new heating, replacement windows and changes to drainage all need approval, and we arrange the inspections and hand over the certificates.

The exceptions are listed buildings and houses in conservation areas, where external changes can need consent. If the house is old enough for that to be a possibility, we check its status before pricing the work.

FAQs

Renovations & refurbishments in Caerphilly: your questions

Anything else you want to know, call 029 2264 2498 and ask — we would rather have the conversation than have you guess.

A refurbishment renews the finishes and fittings: kitchens, bathrooms, floors and decoration. A renovation also deals with the structure and the services behind the walls. We carry out both, and will tell you at the first visit which your property needs.

Yes, by finding the cause first. In stone terraces it is often trapped moisture behind cement render or gypsum plaster, a blocked gutter, or ground levels raised against the wall. We put the cause right and use breathable materials for the repair.

Yes. Give us the dates the property is empty and we will set out a schedule that fits them, or tell you honestly if it cannot be done in the time.

We can supply and fit, or fit what you have chosen from your own supplier. Either way the layout needs settling early, because the plumbing and electrics are set out to suit it.
