Building in Cardiff: what to know
Planning applications in the city are decided by Cardiff Council, under Welsh planning rules that differ in places from England’s. Building regulations are a separate approval, and in Wales they follow the Welsh Government’s own approved documents.
Two Welsh requirements catch people out. New work with a construction area of 100 square metres or more needs sustainable drainage approval before it starts, and every new or converted home must be fitted with sprinklers. We allow for both from the first conversation, so neither arrives as a surprise.
